John P. Hill, Jr. is the Managing Member of One Cleveland Finance. Since 1995 he has also been President and CEO of Quince Associates, a privately held investment company. Mr. Hill has been involved in the financing and development of companies in a variety of industries including commercial and residential real estate, education, broadcasting, energy, and media production. Prior to 1995 Mr. Hill was the chief financial officer for several privately held retail and restaurant companies. From 1982 to 1984, he worked for The Cooperative Housing Foundation, a contractor for the U.S. Agency for International Development. Mr. Hill, a CPA, received a degree in Accounting from the University of Maryland.

Kent W. Andrews is President of Girard Investment Partners, Inc., (Girard), which was formed in 1994 to acquire value-add office and industrial properties. Mr. Andrews performs acquisition & analysis, management, disposition, exchange and financing for Girard’s commercial real estate asset portfolio in California and Colorado. In addition, he provides advisory services to One Cleveland Finance, LLC and to Viridian Partners, LLC, a Brownfield Remediation Development firm headquartered in Denver, CO. Mr. Andrews has 24 years of commercial real estate experience. Prior to the formation of Girard, Mr. Andrews was Vice President of Nexus Development Corporation, a Southern California-based commercial real estate development firm specializing in corporate headquarters and multi-tenant commercial office properties. He was responsible for project analysis, site acquisition, land planning, debt placement and tenant improvement construction management for the firm’s 3,000,000 S.F. development project portfolio. He was a First Vice President of Grubb & Ellis Commercial Brokerage Company, specializing in investment sales and office leasing as well as President of Andrews + Bloom Group, Inc. a land development company with residential & commercial tracts in Riverside County, CA . Mr. Andrews holds a Bachelors Degree in Political Science from USC and studied law at California Western School of Law. Mr. Andrews is a licensed real estate broker in California.

Karina Nelson VanCamp is the Chief Financial Officer of One Cleveland Finance as well as Quince Associates, a privately held investment company. Since approximately 1996, she has been involved in all treasury and financial aspects of Quince and its investments, which span a broad range of industries. Prior to 1996, Ms. VanCamp held positions as Controller and Assistant Controller for private and public retail companies. Ms. VanCamp earned her B.A. degree in both accounting and mathematics from Luther College and became a Certified Public Accountant in 1981. She worked for Peat Marwick Mitchell and Co. from 1981 through 1984.

David Guerra is responsible for the origination of mezzanine and bridge financing for One Cleveland Finance, LLC. Mr. Guerra, with over 25 years of real estate experience, works closely with 1031 TIC Sponsors, helping them structure the best investment vehicles for syndication. In this role, Mr. Guerra is involved in all facets of the TIC Industry, encompassing interaction with major conduit lenders, broker-dealers and major law firms. Mr. Guerra is a frequent speaker on the growth of the 1031 TIC industry. Mr. Guerra, a CPA, is a graduate of Northeastern University and did graduate work at Columbia School of Business. Prior to joining Meridian, he was employed with a Big 4 international accounting firm. More recently, he was responsible for the structuring, financing and sale of substantial real estate holdings of privately owned real estate companies.

Ash Bhatia is involved in the origination of mezzanine and bridge financing for One Cleveland Finance. In this role he is involved with all facets of the industry working closely with 1031 TIC Sponsors. Mr. Bhatia is a graduate of The Ohio State University (BS, BA in Accounting, 1996), is responsible for coordinating the underwriting process. Prior to joining Meridian, Mr. Bhatia held various positions within Marriott International. Most recently, he was a Senior Manager with Meridian SALT (State and Local Tax Services). During his tenure at Marriott International, Mr. Bhatia was a financial analyst for a worldwide profit improvement initiative benchmarking best practices across Marriott, Renaissance and Ritz-Carlton hotels and analyzing hotels for potential acquisitions as well dispositions.
